From shopping on the riverside at Jacksonville Landing (where more than 40 shops are eagerly waiting to serve you) to the rich history found in the Ritz Theater LaVilla Musem (where African-American culture and lore is on exhibit), Jacksonville is markedly dissimilar from other “sleepy” Southern locales. And while they haven’t exactly torn up the National Football Leauge lately, the Jacksonville Jaguars still bring the excitement of pro football to its host city’s citizens.

The recent downturn in home prices wasn’t as harsh in the Jacksonville real estate market because it never really inflated (compared to places like Miami) so the market correction didn’t have the same devastating effect. Newer homes with plenty of space, in good neighborhoods, can be found for less than half the price of comparable properties in other major, oceanside U.S. metropolitan areas like Los Angeles or San Diego.

A good real estate agent will be able to sit down with you and determine which areas of Jacksonville might suit your needs. Families with children, obviously, will want something different than that which might attract a retired couple of a young single person. Fortunately, good school districts and great golf courses are not mutually exclusive in Jacksonville. An agent who represents a wide variety of clients will be glad to steer you in the right direction.

Where should we buy a home in Jacksonville FL?

We have never been to Jacksonville, and from what I have seen online, the southside is the safest area. Is that right? Our children are 6, 3, and 2, so elementary schools are most important – we would do public, not private. Also we don’t want to spend more than 200K on a house. Looking online, you get a lot more house for your money in other areas. So if we were to go North, West, or East, which specific places would you recommend? And also which specific areas would you avoid?

It’s the age old desire – great house in a great neighborhood for the least cost lol!

I’ve looked at the Duval County Public Schools website, and got some useful information on the areas that have "A" schools. It looks like it’s harder to find "A" high schools than it is to find "A" middle and elementary schools. I will need to live in an area with great public schools, and as low crime as possible (I know Jax is known for high crime). And I’m looking for a small starter home for around $200K. Is that even possible??

As far as traffic, cost of living, housing costs, safety, and public schools, what is your opinion on these areas in or near Jacksonville, FL…

Duval County: Kernan area, Atlantic Blvd area, Mandarin area, Baymeadows, Deerwood, San Marco

St. Johns County: Julington/Switzerland, Fruit Cove, Palm Valley, Ponte Vedra, Ponte Vedra Beach

Clay County: Orange Park (Clay Cty)

Nassau County: Amelia Island/Fernandina Beach
