It is a really nice area. You may be able to find a really basic home for around $200,000 on the Island , but you are more likely to find a nicer home off the Island in the Yulee area. The schools are another story all together. Yulee's High School opens next year. Previously students from that area attended Fernandina Beach High School. I don't know how good YHS is gonna be, but FBHS is really bad. The guidance department doesn't do much guiding. (I didn't even meet my counselor until my senior year) The schools in Camden county Georgia are very good though. The drive from that area to Jax takes just as long as the drive from Amelia to Jax. The plus to living in Camden county....Cheaper Homes. Way cheaper. My best friend's 2000sqft home in GA was 100k whereas ours on the Island is smaller 1500sqft and double the price.
